How to Prepare Your Home Before We Arrive

Before our experienced team arrives to carry out the timber floor sanding, there are a few steps you can take to prepare your home or business. Here are our recommended preparation tips before proceeding:

Use drop sheets and blue painters tape

Cover area’s that you do not wish dust to travel into. Ensure drop sheets are free of the floor area being sanded. Blue Painters tape is usually recommended as it does not usually affect your paint work. Our sanding machines remove around 95% of the dust, however, there will always be some airborne dust that will travel throughout the premises.

Remove floor coverings

If you’re removing carpet, vinyl or tiles, please ensure:

Lift pictures and light shades

Dust can travel upwards, so make sure you cover or temporarily remove artwork, lampshades and low-hanging décor.

Cover air conditioners

Use plastic sheeting to prevent dust from entering vents or units.

Floor covering removal

If you are pulling up carpets, tiles or vinyl, you must also pull up all gripper rods around the perimeters of the rooms, along with all staples, nails and tacks.
The same applies when pulling up cork or ceramic tiles if they are on hardboard that has been stapled or nailed.
This has to be done at least 24 hours prior to our arrival.
We can recommend a floor covering removalist if you don’t wish to do this yourself.
You should also avoid storing things under your floors if there is no ceiling, as polish can drip through the floorboards.
Remove cars if parked under floors being treated.

Consider pest control for ant issues

If ants are entering the house, treat the nest before sanding. Don’t spray pesticide directly on the floorboards as it can affect coating adhesion.

Avoid storage under raised floors

Polish can drip between boards, so store items elsewhere during the process. Do not leave cars parked under floors being treated if there is no ceiling below floors to stop drips from polish.

Our Three-Day Floor Sanding & Polishing Process

We follow a structured, detailed process to ensure a professional, smooth surface and a strong, durable finish.

Day 1 — Sanding & First Coat

We go over all the floors and punch and putty nails as required
We then commence the sanding processes using our 8” belt drum sanders and our smaller edging machines.
We do a rough sand on a 45-degree angle across the boards to help level the floor. We will then do what we call “grain out”, and then the “fine sand” stage. Through the intermediate sanding stages, we use different grades of sandpaper, depending on the condition of the floors we are sanding.
We look for things like low spots in the floors, existing defects due to bad sanding, dings, and stains, which we then take out if possible. We don’t just run a machine over your floors: we pay proper attention to them, and try to bring out the best in the timber.
Once the sanding is complete and the corners are detailed we then buff the floors, vacuum the floors.
We then apply the first coat of polish.
At the first coat stage, there is little or no film build, and the floors tend to look patchy due to the porousness of the timber.

Day 2 — Filling & Second Coat

Fill any remaining staple or nail holes
Cut back the coating, depending on the coating system
Vacuum the room to remove dust
Apply the second coat for improved film build and evenness. At this stage, you can get a very good gloss level on some floors, and some even look good enough to live on. However, we never apply only two coats, regardless of how good the floor looks, as the industry standard is three coats.

Day 3 — Final Coat & Drying

Following our process ensures your floor is finished to a professional standard and ready for long-term use.
